Homeowners warned as new ATO crackdown takes effect: 'Slipped under the radar'

Australians with a second home are being urged to make sure they are aware of a new approach from the ATO as rules tighten about what homeowners can claim at tax time. A new, stricter interpretation of existing provisions means that owners could be caught out when trying to claim expense deductions they lodged in previous years.

Susan Franks from Chartered Accountants Australia and New Zealand (CA ANZ) said the new approach from the ATO "is a major shift" for hundreds of thousands of taxpayers with a holiday home which they periodically rent out. The group is warning owners may need to rethink how they make their home available after the new rules began last month.

Landlords warned over negative gearing trap after tax changes rattle property market: 'Marginally less attractive'

There haven't been many budget announcements that have rattled the property market quite like this one. With negative gearing and the 50 per cent CGT discount set to be scrapped, buyers aren't sure what to do.

Uncertainty has crept into conversations that, not long ago, were focused entirely on opportunity. Right now, that fear is centred on proposed changes to negative gearing, capital gains tax concessions, borrowing capacity pressures and broader economic uncertainty.

Over the past several weeks, the question appearing most often in conversations with investors, accountants and brokers has been the same. Is property still worth investing in?

Landlords warned over valuation process as new rules come into effect

Why your super fund should help you buy a house

Assisting members into their own homes so they do not have to pay rent in retirement would go a long way to maximising their expected post-work income.

The government expects “[budget] reforms to negative gearing and capital gains tax to enable an additional 75,000 Australians [to] buy their own home over the next decade”.

The changes (to choose a more neutral word) are also expected to reduce investor demand and, in turn, “likely lead to a modest and temporary slowing in housing price growth that improves affordability”.

Should I sell my investment property now, or after July next year?

I have owned an investment property since 1997 and, with the proposed removal of the 50 per cent capital gains tax (CGT) discount, I am confused about the rules that may apply after July 2027. I originally owned two apartments, but sold one in 2015, using the proceeds to pay out the mortgages on both properties. The remaining apartment is no longer negatively geared, so the rental income, combined with my pensions, places me in a higher tax bracket. I understand that I will have to pay CGT whether the 50 per cent discount remains available. What confuses me is the proposed new system that allows increases in the Consumer Price Index to be considered when calculating the taxable gain. The treasurer said the system from July 2027 will be based on the pre-1999 rules, which I know little about.

Albanese warned against 'bystanders' six months before Australia became one

It is worth revisiting Anthony Albanese's address to the United Nations.  (ABC News: Matt Roberts)

Much of the escalating crisis in the Middle East remains unknowable. What exactly is Donald Trump willing to settle for in Iran? Will this lead to regime change or merely a regime refresh? What ripple effects will this moment create?

From Australia's vantage point, one conclusion is unavoidable. The bipartisan attachment to championing the "rules-based global order" has gone.

For Labor, this may prove to be a temporary reluctance to defend the rules. The opposition says this should be a wake-up call to the reality Australia now confronts.

Is the US the most pressing threat to peace? – Full Story podcast

When the United States and Israel began bombing Iran over the weekend, they set in motion a war that has engulfed the region.

In Australia, the prime minister, Anthony Albanese, has firmly backed the strikes by Donald Trump and Benjamin Netanyahu despite saying his government does not know if there is any legal basis for them.

Professor Ben Saul speaks to Nour Haydar about why law experts say it’s crystal clear the attacks on Iran were illegal and unprovoked, and why the military action sets a dangerous precedent

Dozens injured after magnitude 7.5 quake strikes northern Japan

At least 30 people were injured after a magnitude 7.5 earthquake hit north-eastern Japan on Monday night, forcing thousands of people to evacuate their homes.

The quake occurred at 23:15 (14:15 GMT) at a depth of 50km (31mi), about 80km off the coast of the Aomori region, the Japan Meteorological Agency said. It prompted tsunami warnings which have now been lifted, while waves of 70cm (27in) were seen.

Some train services have been suspended and thousands of homes have been left without power as a result.

Authorities have also warned that a stronger tremor could occur in the coming days – urging the public to remain on high alert for at least a week, according to local media reports.

Japan tells residents to evacuate as powerful earthquake strikes north-east

90,000 people advised to take shelter after 7.5-magnitude quake, with 20 injuries reported

A powerful 7.5-magnitude earthquake has shaken north-eastern Japan, injuring more than 20 people and triggering a tsunami of up to 70cm in Pacific coast communities.

The earthquake and tsunami warnings prompted orders for about 90,000 residents to evacuate their homes, although the warnings were later downgraded to advisories.

Tsunami warnings were issued for the prefectures of Hokkaido, Aomori and Iwate, and tsunamis from 20 to 70cm (7 to 27in) high were observed at several ports, the Japan Meteorological Society said.

A tsunami of 70cm was measured in Kuji port in Iwate, just south of Aomori, and tsunami levels of up to 50cm struck other coastal communities in the region, they added.

    Student’s Health Spotlight – Meningitis: A Student-Focused Breakdown

A serious and sometimes life-threatening illness, meningitis is a condition involving inflammation of the tissues surrounding the brain. Most commonly, this takes the form of an infectious disease, caused by either viruses or bacteria. It usually spreads through respiratory droplets and throat secretions, meaning that actions such as coughing, sneezing and kissing can pass it on.

Viral meningitis accounts for the majority of cases, being treated with monitoring and symptom management, and usually lasts for around a week. Bacterial meningitis is a more serious condition, requiring hospitalisation, and can rapidly develop into a life-threatening blood infection known as meningococcal sepsis. However, a bout of either type can result in long-term neurological complications, such as hearing loss and problems with memory or concentration, which can impact lectures and academic performance. As a student, it is vital to be aware of signs, symptoms, and what to do if you suspect meningitis, especially as bacterial meningitis cases in young adults have risen from pre-pandemic levels.
